These terms cover two things: using this website, and what you can expect if you engage MakeHouse for design or construction work. They are written in plain language on purpose — the detailed commercial terms for any project live in the signed agreement for that project.

About Us

MakeHouse is an architecture, construction and interior design firm operating from Phulwari Sharif, Patna, Bihar, serving clients across Bihar, Jharkhand and Uttar Pradesh. References to "we", "us" and "our" mean MakeHouse; "you" means the person using this website or engaging our services.

Using This Website

  • The content here is for information about our work and services
  • You may not copy our project photographs, drawings or written content for commercial use without written permission
  • You may not attempt to disrupt the site, scrape it at scale, or misuse the contact channels for spam
  • Links to third-party sites or services are provided for convenience and are not under our control

Quotes, Estimates and Pricing

Any rate, budget figure or cost range shown on this website — including in our guide articles — is an indicative market reference to help you plan. It is not a quotation and not an offer.

A binding price only exists once we have visited your site, understood the scope, and issued a written estimate signed by both sides. Estimates are valid for the period stated on them, because material and labour rates move.

Project Scope and Changes

Every project runs against an agreed scope, drawing set and specification. If you ask for changes after work has started — a different material, an extra room, a revised layout — the cost and timeline are revised in writing before that change is carried out.

Timelines assume normal site conditions and timely decisions and payments. Delays caused by weather, statutory approvals, material shortages or pending client decisions extend the schedule by the time lost.

Drawings and Intellectual Property

Drawings, 3D elevations and design documents we produce remain our intellectual property until the agreed fees for them are paid in full. Once paid, you may use them for the project they were prepared for.

Reusing our drawings for a different plot or passing them to another contractor to build from is not covered by that licence unless we agree to it in writing. We retain the right to photograph completed work and show it in our portfolio unless you ask us in writing not to.

Approvals and Statutory Compliance

We prepare drawings suitable for submission to the relevant municipal authority and can assist with the submission process. We cannot guarantee that an approval will be granted or how long an authority will take, as that decision rests entirely with the authority.

You are responsible for ensuring you hold clear title to the plot and for providing accurate ownership and tax documents.

Payments

Projects run on a staged payment schedule set out in the signed agreement, tied to milestones rather than dates. We do not collect payments through this website, and we will never ask for payment details, OTPs or transfers over WhatsApp or a phone call without a corresponding written invoice.

Workmanship and Warranty

Structural work carries the warranty stated in your project agreement. Manufactured items — fittings, appliances, modular hardware — carry the manufacturer’s own warranty, which we pass on to you.

Warranties do not cover normal wear, damage from misuse, unauthorised alterations by other contractors, or maintenance that was not carried out.

Limitation of Liability

Our liability in connection with a project is limited to the fees paid to us for that project. We are not liable for indirect or consequential losses such as loss of rent or business. Nothing here limits liability that cannot be limited under Indian law, including liability for death or personal injury caused by negligence.

Governing Law

These terms are governed by the laws of India. Disputes fall under the jurisdiction of the courts at Patna, Bihar. We would always rather resolve a disagreement by talking to you first — please call us before escalating.
